What does BhuVerify do?
We help you verify Maharashtra land records — plot boundaries on satellite imagery, owner and khata details from the official 7/12 (where available), and adjacent-plot information for due diligence.
Where does the data come from?
Plot geometry is sourced from MahaBhuNaksha (the Government of Maharashtra cadastral viewer). Owner names, khata numbers, and pot kharaba come from the same upstream. Satellite imagery is primarily from Bhuvan (ISRO), with Google as a fallback when Bhuvan tiles time out.
Is the report legally valid?
No. BhuVerify is not an official government publication. Treat the report as a verification aid, not a legal document — for any transaction you should still pull a certified 7/12 from the official portal.
Which districts are covered?
All 36 districts of Maharashtra are supported, subject to MahaBhuNaksha coverage. Rural plots are best supported; certain urban (CTS / City Survey) areas have partial coverage.
How accurate are the area calculations?
We compute area in UTM zone 43N projected coordinates (the convention used by MahaBhuNaksha). For most plots this matches the published 7/12 area within rounding. Where there's a divergence, the official area from the 7/12 takes precedence.
How is pricing structured?
You pay per report using credits. Three packs are available: 30 credits (1 report) at ₹49, 90 credits (3 reports) at ₹149, and 300 credits (10 reports) at ₹499. No subscription, no lock-in. Institutional plans are available on request.
Refund policy?
If a report fails to generate for any reason, the credit is automatically refunded to your account. For unused credits within 30 days of purchase, contact support.
Do I need an account to use the tools?
Yes — the unit converter, reverse lookup, and PDF report generation all require a free BhuVerify account. You can sign up with Google in a few seconds.
